2. Planning Review and Policy Check
We research the site’s planning history, local development plan, and relevant designations such as Green Belt, conservation area, flood risk or ecological constraints.
This gives you a clear understanding of what’s likely to be supported, what’s challenging, what’s off-limits and what additional consultants you would need to employ — essential information before you buy or brief a designer.

Our architects prepare hand-drawn sketch layouts or concept diagrams to show a single example how your brief could work on the site.

4. Budget and Cost Appraisal
We provide a summary cost range based on current construction rates, level of finish and scope of work — plus indicative professional fees and contingency.
When build rates will regularly exceed £2,000/m², this insight helps you decide whether a project makes financial sense before investing further.

5. Outline Programme and Process
You’ll receive an approximate project timeline, setting out realistic durations for surveys, design, planning approval, tendering and construction.
This helps you plan budgets and expectations while identifying potential bottlenecks.

6. Report and Recommendations
Everything is summarised in a clear, tailored Kickstarter Report, outlining next steps, key risks, and our recommendations for moving forward.
You’ll also receive a proposal for any subsequent design or planning stages — but with no obligation to proceed.
